This tasteful and modern Maine cottage and guest house are situated amongst a wooded and private 2.5 acre ocean side lot on famed Beauchamp Point, at the entrance to Rockport Harbor. The property, while private, is part of a larger enclave of family homes now mostly owned by cousins. The home enjoys incredible ocean views, gardens, comfortable bedding and decor and a large entertaining/leisure space. This elite home offers an opportunity for a larger family or discriminating group to enjoy a unique vacation experience on the coast of Maine.
Midpoint is conveniently located to all that the Midcoast Maine area has to offer. The quaint and beautiful Rockport village is on the west side of Penobscot Bay, between Rockland and Camden. Fifty years ago, Rockport was home to lobstermen and fishermen who built their weirs in the harbor, but today the harbor is mainly for pleasure boats (although there are still several lobsterman).
If you like to take walks, follow Beauchamp Point Rd from the cottage where there are public access points to the rocky shore overlooking the harbor. Enjoy walking past large estates owned by some of the oldest families in the area that helped build this community. Camden is a short 5 minute drive to shopping, dining, and sightseeing. Rockland, which boasts the areas largest cultural center, is a quick 15 minute drive.
BOATS INCLUDED: None, while this is a waterfront property - the water frontage is bold rocky coast - so there is no place to keep boats or launch kayaks from the property.
CLEANING FEE & LINEN/TOWEL RENTAL FEE: Yes, a cleaning and linen/towel towel rental fee of $425 per rental applies. VIP Towels are included at this rental. Guests may reduce this fee to $200 if they choose to bring their own bed linens and towels.
SECURITY DEPOSIT: No, the owner of this property does not require a security deposit, however, guests are still financially responsible for non-accidental damages at the property.
OFF-SEASON PRICING: In order to make some of our larger or "Elite" properties more attractive to smaller groups in the Off-Season, we've created a Custom Pricing Option. Pricing for rentals that occur in the advertised Off Seasons (1/1/17 - 6/16/17 & 9/1/17 - 12/31/17) for this property are based on 4 people. Additional people, up to the maximum allowed for the property, will be charged an additional $175 per person - per week if a rental occurs in these time-periods. Guest must select this option during the reservation process. The Detached Guest house is not include with the rental in the Off-Season unless at least 2 additional people ($350) are added.

On the Water In Maine is a terrific agency to work with when renting in Maine. We have found them to be very reliable and someone is always available for questions, advice, or help if needed. They are a valuable resource for area attractions and restaurants. They are also non-intrusive - available if needed but they do not hover. They also are honest in their presentations of the properties they are representing and amazingly organized in the process of securing a rental. We have just returned from a two week stay at Midpoint and could not have been more pleased with the property. It is a beautiful home with gorgeous views of the ocean and Rockport Bay. The owners have created a warm and welcoming atmosphere. Cooking utensils and dishes are plentiful for those who want to cook. Furnishings and beds are comfortable and water views are available from every room in the house. The little beach across the private road was fun to visit, especially at dusk when the sun was going down. The little barn on the property has a wonderful apartment for extra guests. Our visit to Maine was most memorable and much of that feeling has to do with the spectacular home called Midpoint where we stayed.

OTWM was always responsive and helpful from the moment I called to make a reservation for next year when we checked out. They are very professional and respect their as well as their renters. Email communication was very efficient and the Property Book included everything we needed to know about the home.
We absolutely loved our stay in this beautiful home in Rockport. The setting was perfectly Maine and the well designed home just added to the ambiance. We love to cook and the well equipped kitchen made meal prep very enjoyable.

The house is beautiful. It was perfect for our needs. The fact that each couple had their own bathroom was an added bonus. The house is situated in such a manner as to provide ocean views from every bedroom and the living areas as well. The view is spectacular. The beautifully landscaped lawn leads right out to chairs overlooking the water. We also enjoyed trails through the woods that led down to the beach.

Even though governed separately today, they are essentially the same town combined with village centers a mile apart.
